From Assessment to Permit Submittal
The following sequence outlines how DezineWorks coordinates the design, documentation, and permitting process. Throughout, we collaborate with structural engineers, energy consultants, surveyors, civil engineers, septic designers, and local permitting agencies. DezineWorks does not provide licensed engineering services.
01 — Initial Property Assessment
Every project begins with a thorough evaluation of the property and existing conditions. We document fire damage, review available surveys and reports, identify site constraints, and establish the information needed to move confidently into the rebuilding process.
02 — Rebuild Scope & Project Vision
Together, we define what success looks like. We discuss your priorities, lifestyle, budget, and long-term goals while evaluating opportunities to restore, improve, or reimagine your home. This collaborative phase establishes the overall project direction before design begins.
03 — Design & Feasibility
We develop a thoughtful design that balances aesthetics, functionality, and regulatory requirements. Working alongside our network of licensed engineering and consulting professionals, we evaluate structural considerations, energy code compliance, zoning requirements, site limitations, and constructability to ensure the proposed design is both practical and achievable.
04 — Construction Documents & Permit Package
Once the design is approved, we prepare a comprehensive set of construction documents suitable for permitting and construction. The permit package includes detailed architectural drawings, code compliance information, and coordinated documentation that enables contractors and reviewing agencies to move efficiently through the approval process.
05 — Agency Review & Plan Coordination
We manage the permitting process by coordinating with local jurisdictions throughout plan review. Questions, comments, and correction requests are addressed through an iterative review process, ensuring all disciplines remain aligned until agency requirements have been satisfied.
06 — Building Permit Approval
After all agency comments have been resolved and approvals are secured, the building permit is issued. At this stage, your project is ready to transition from planning into construction with a coordinated, permit-ready set of documents that provides a clear path toward rebuilding what matters most.
